SMART MOVE FAQs

Why should you consider making a SMART MOVE?

  • You'll get more money for your home in a shorter time period with fewer problems.

  • You'll avoid last minute hassles and sleepless nights that could be brought on by unexpected problems.
  • You'll save money because minor repairs can be completed upfront avoiding expensive last minute overcharges.
  • You'll save money commonly lost in the re-negotiatino period after the buyer's inspection is completed because we should have already uncovered any problems and have had them fixed.
  • You'll eliminate the risk of losing your buyer to the anxiety inevitable when an inspector finds problem as the contract is signed.

What is a SMART MOVE with Spero?
It is the most conprehansive program for preparing your home to sell at the top of the price range, in the shortest time possible, with the least amount of hassle. 

How does SMART MOVE work?
PRICE: I will establish a price range for your home based on comparative and competitive sales data and absorption rates from the recent local market.

PREPARE: I will activate the SMART MOVE program by listing your home and delaying showings for an average of 7-10 days while my "Team" gets your house ready.  These are the steps that will make all the difference.
  At MY expense, I will have a Professional Full Home Inspection done on your property.  You agree to correct any items essential to marketing your home.  Estimates will be gathered for any other work that has been recommended but we decide not to handle in advance.
 In addition to the Full House Inspection, I will have a Pest and Mold Inspection performed by a licensed inspector to determine if there are any problems there.  If there are any issues uncovered, options for handling the problem will be discussed with you by the inspector and it will be your choice in moving forward.  
   At the same time, a stager/curb appeal specialist will come, again at my expense, amd make recommendations and actual agreed upon changes to your home and yard to present it in its most favorable light.  These changes must be done to maximize the price, timing, and terms of the sale.
 With your okay, I will arrange for subcontractors to give you bids for any work you need done.  At that point the work we've established at "essential" can be done.  Bids on other items can then be offered as "allowances" for the buyer or at the very least estimates for the buyer so they know what they are looking at.  
Keep in mind many buyers do not know how much things cost, expecially first-time buyers and out of town buyers.  Leaving the estimating to the buyers usually results in low offers.
The Inspection Report, along with receipts of work and estimates of recommendations will be prominently displayed in the house for prospective buyers in the "HOME BOOK" and on file at my office for other brokers' information.
  Once the work is done, I will have a cleaning service come over to your home and give it the once over before we show it to the realtors and to prospective buyers.
 Also included in this offer is a HWA Home Warranty to be provided to the Buyer.  This is an attractive feature for buyers - offering them a warranty offers the buyer some piece of mind.  The warranty covers the Plumbing system, Electrical system, Water Heater, Major Appliances, Garbage Disposal, Heating system, Built-in Whirlpool motor and pump, Sump Pump, and Exhaust Fan.

What do I have to do for SMART MOVE?

  • Agree to a 6 month listing agreement and 7% of the sales price as commission.

  • Be willing to agree to changes the stager suggests.
  • Allow the cleaning crew access to your home.

What can I expect if I list with you?

I have a typical marketing plan that I will tailor to your needs.  This will get you from pre-lisitng to putting your home on the market, advertising, showings, receving offers, accepting the right offer, all the way through closing.

How do you handle offers?
You will be notified immediately of all offers we receive.  I will present you will the offer, explaining the specifics of the contract, including contingencies.  I can help you determin if this buyer is qualified to buy your home.   I will communicate with the other broker to reach the desired situation that gets you the best possible price and terms. 

Ok, we've accepted the offer.  Now what?
In order to keep this transaction moving smoothly, I will prepare a calendar of deadlines and key dates.  The office will deposit the earnest money.  I will keep communication open with the title company, appraiser, inspectors, lawyers, lenders, and other broker.

How will you make sure my house closes on time?
I want your house to close on time as much as you do.  I will attend the closing with you so I can be there to answer any questions you, the buyer, other agent, or titile company might have.  Even after the closing, I will provide you with a CD of all the documents for your records.
